Buying A Home

Not every property can be summed up in a 30-minute walk around. And not taking the time initially to view every aspect of your potential purchase can cost you in the long run. Colorado Real Estate Pros has compiled a list below for your convenience, so you can easily look into some of the more important aspects of a home before you consider putting in an offer.
Are there any water issues?
Looking for signs of water damage around the home is one of the first steps in ensuring the rest of the property will be sound. If there are any musty or mouldy smells, watermarks on the walls, or fresh paint in the corners of the ceiling, then there may be water damage being covered up. If you notice any of these signs, you may want to consider a more in-depth conversation with the realtor showing the property.
Is the house structurally sound?
Hairline cracks in the exterior foundation or near joints can be expected over time in a home. But if you notice any large cracks near supporting joints or the foundation, you may want to consider having a surveyor inspect the property for structural integrity.
Is there storage space?
This one is easily overlooked in a home being shown mostly empty. Colorado Real Estate Pros encourages you to take a walk through the home, imagine a day where you need to vacuum, put laundry away, store linens, etc. to see if you find yourself looking for more storage to put your imaginary things.
How is the natural light?
Depending on how the home is facing, you can find yourself flooded with natural light when you would prefer dark, or vice-versa. Don't be afraid to carry a compass with you to your open house, so you can see where the sun rises and sets in the home.
Are all rooms big enough?
Staging a room with small furniture can make the room seem larger than it actually is. Be bold and break out the measuring tape, so you can be sure you will have the room you need.
Is the home strategically staged?
Another tactic of staging is using items to cover up issues in the home. Damage, stains cracks and more may be hiding behind picture and mirrors. Get to the truth behind items and be thorough in your inspection.
Did you remember to check the windows?
Don't be afraid to push a finger into the window frame to check for rot. For double paned windows, if you see any condensation between the two panes, it is an indication that they may be faulty.
Is the roof in good condition?
Replacing a roof is a costly affair. Ensure that the roof is at most 15-20 years old, and in good condition. This will save you a major headache and blow to your finances.
How is the plumbing?
Replacing pipe work can be another major expense. Be sure to look at the plumbing under sinks, into walls, and in the basement for any signs of leak, poor repair, or rust damage.
Now that may sound like a lot of different aspects of a home to look into. But keep in mind you're looking at making a huge purchase, one that will affect your life for years to come. So being armed with all of the important information will trade in a few hours of effort, for decades of happy home ownership.
Colorado Real Estate Pros will be alongside you every step of the way to ensure that you are satisfied with your findings, and have a means to negotiate potential issues you do find. It is Brad Sawatzky's goal to find you the perfect home. And once we've covered the fundamentals, if you find yourself interested in the home you're looking into, we can then discuss placing an offer.
