As a Fort Collins Real Estate Agent, one of the first questions we get asked by people who are selling their home is this: ‘Do I really need to stage my home to sell?’ Our answer to everyone always varies depending on how the home looks, how new the carpet is, how inviting the front of the house is… You get the picture.
Staging your Home for Sale is incredibly important, no matter the Fort Collins Real Estate market. Staging in an art, and can be done by homeowners, or professional stagers who do it for a living. Some people believe that there is no need to stage a home because any home in a hot market will sell no matter what it looks like. While that may be true, staging your Fort Collins or Northern Colorado home will be critical to receiving your full listing price.

Fort Collins Real Estate Staging Tips:
1. As the cliché goes, Boosting curb appeal is perhaps the single most important thing you can do in the staging of your Northern Colorado home. If you have a large welcoming patio, clean it up so that there is no dirt, loose items such as shoes or bicycles, leaves or dirty chairs. If you don’t have a large patio, hang a nice, visible ‘Welcome’ sign by the front door. Remember that the exterior of your home is the first thing people see when their Realtor sets up a showing. Hire a landscaping company or mow the lawn, pull the weeds, and clean up the yard yourself.
2. Clean your house. A clean home is an inviting home, and any prospective homebuyer will love when the floors and countertops are sparkling clean. If your carpets are dirty, hire a carpet cleaner to professionally steam clean them so there are no visible stains. Put away any loose kids toys, clean the dishes in the sink, etc. Most of this can be done very easily by you, but hire a professional house cleaning company if your home is overly messy and dirty.
3. Have a good balance. Fort Collins residents want to make sure that they show that their house is clean, but also that it looks like it’s being lived in. Have some fresh fruit in a decorative bowl in the kitchen, prepare your kitchen table with cloth napkins and silverware for the next meal, add some fresh cut flowers in the living rooms and kitchen so there’s some color in the home.
4. Give your furniture a new home. If you have kept your furniture in the same place for a while, change it up so that chairs, couches, and love seats are arranged in a way that gives each room a great appeal. If you have a home with a lot of large, open areas, don’t block those areas with furniture.
5. Open all the windows. Homebuyers love natural light coming in through windows. Fort Collins has some of the best scenery in the nation, and if you have windows that have a view of the foothills, or of gardens, trees, or great landscaping, you want your buyer to see that. Remember that natural light is always better than artificial light.
6. Open all your closets! Closet and storage space is always a huge reason for people to purchase a home. If they don’t love the look of the exterior of the home, but it has more than enough space to put all of a family’s saved artifacts, your prospective buyer may forget about the exterior of the home. Also, clean the closet out so that it looks like you can fit everything you need inside of it.
7. Invite buyers to explore the entire home. If you have specific personal items that stick out, add them to rooms so that each room is explored. If you don’t get a buyer to explore your entire home, they are probably not going to buy that home.
8. What season are you in? If it’s winter, make sure that snow is cleared from all sidewalks and any area you want your prospective buyer to see. If it’s summer, showcase your front or back patio or deck so that the buyer knows that’s a focal point.
